Choosing a realtor
It is always a good idea to use a licenced Realtor to assist in selling your home. It takes a load of work off of your shoulders and you can take comfort in knowing that all the details will be taken care of throughout the process. Epic has licenced professionals that offer years of experience selling real estate in commercial real estate, residential re-sale, and new project development. We will work closely with you to make sure your home is ready to list and is showcased in the best possible light to potential buyers.
Pricing your home
We realize that pricing your home correctly is important to ensure you get the most value while also not scaring away any potential buyers. In pricing your home as close as possible to its fair market value, we will look at comparable listings in the area and consider the current market conditions. We will also consider any additional selling features that set your home apart from others, such as a pool, garage with carriage home, basement suite, upgraded kitchen, or any additional renovations that add value to your home.
The negotiation process
As a seller, it is important for you to have a skilled negotiator. Our team is experienced in successfully negotiating real estate transactions and have learned the tricks of the trade from having worked through a number of different scenarios. When an offer is received we will work with you to determine if it is worth accepting or not based on your current situation, needs and priorities. If you are not satisfied with the offer that is on the table, we can assist you with countering the offer.
Staging and showcasing your home
We want to ensure that your home leaves a positive and lasting impression on potential buyers. Decluttering and cleaning the home is essential in showcasing your home in the best possible light. We also suggest removing any personal photos or items that can distract potential buyers from seeing themselves living in the home. Our team of professions knows the tips and tricks for showcasing a listing and can offer you advice on how to clean, declutter and rearrange the items in your home so it look its best.
Some costs to consider when selling your home include: Realtor Fees (fees or commission to your Realtor for the services they will provide are agreed to beforehand); Contractors/Renovation Costs (It’s always a good idea to spruce up a home before selling. This could include services such as painting, landscaping, home stagers, etc.); Legal/Notary Public Fees (for a lawyer/notary that will handle the arrangements of funds, drafting documents and ensuring the title of the home is properly transferred); Mortgage Discharge Fee (if you are terminating your mortgage the bank will charge three months of interest); and Closing Costs (this includes commission, pending utility bills or strata fees).
